Home inspection completed? Check. Appraisal done? Check. Repairs successfully negotiated? Yup. All that’s left now is to close on the purchase of your new home. Right?

Not so fast – you have one final task, the final walk-through. This will happen just before closing on your new Scottsdale home and it’s your chance to ensure that the home you’ll soon be getting the keys to is in the same condition as when all the contract’s contingencies were removed.

We have a warning for you: do NOT rush the final walk-through of your new home. This is your only chance to complain about anything new (of a negative nature) that has happened to the home since you last saw it. Allow yourself plenty of time.

Keep in mind that this tour isn’t to find or cure

The home, listed back in late December 2015, has an accepted offer and, if all goes well, she’ll get close to her asking price of nearly $2.4 million.

It’s a gorgeous estate, situated on four acres. It includes a basketball court, pool (of course), an equestrian facility and putting green. The interior is what you’d expect of a home at this price, with a gourmet kitchen, media room and wine cellar, among other features.

It’s hard enough to keep our outdoor plants alive during a Scottsdale summer but when the indoor plants start popping off it can be even more disheartening. When something is wrong with any plant, it pays to examine how you’ve been caring for it. If there is no evidence of pests on the plant, there are several other issues to consider.

Water

Indoor plants often suffer from receiving either too much or not enough water. The symptoms of both problems can be similar, but as a rule of thumb, if the leaves show soft, rotten spots and they aren’t developing properly, you may be overwatering and the plant may have root rot.

If, on the other hand, the leaves have dry, brown edges and the leaves toward the bottom of the plan are curled or yellow, it

There’s no mystery to getting a home in Scottsdale sold quickly – the more people that step foot into the home, the better your chances of a quick sale. To get more people through the front door requires far more effort than merely listing it in the local MLS, it requires a plan and a budget large enough to implement that plan.

This is something to keep in mind as you interview possible listing agents – ask about their marketing plans, request samples of past marketing efforts and ensure the agents have the money to put the plan into action.

No, it’s not the listing price

Although helping the homeowner determine an accurate market value for the home and assisting in setting a list price is important, it’s not the most important task we have.
